Strata Addendum, For Sellers in Multi-Unit Buildings

This addendum applies in addition to the Participant Agreement when your address is in a strata-titled building (a condominium, townhouse complex, apartment building with strata management, or similar shared-ownership property).
By checking the strata acknowledgment box during signup, you agree to the following.
1. You have written strata permission
You confirm that you have obtained written permission from your strata council to:
- Hold a yard sale on the date of the event
- Use any common property (lobby, courtyard, parkade, garden, hallway, balcony, common entrance) involved in your sale
- Allow members of the public to enter the strata property to visit your sale
If your sale will be entirely within your unit (no common property used) and the strata bylaws do not prohibit this kind of activity, written permission may not be strictly necessary, but you confirm you have read your strata bylaws and your sale is allowed under them.
2. You will keep proof available
You agree to keep a copy of your strata's written permission (or the relevant bylaw section) accessible during the event in case Yard Sale Walk, the event organizer, or your strata management asks to verify it.
3. You take responsibility for any consequences
You agree that any strata-related fines, complaints, eviction notices, or other consequences arising from your participation in the event are your responsibility, not Yard Sale Walk's.
If your strata council later objects to your participation, you must notify the event organizer immediately and may need to withdraw from the event. Your registration fee remains non-refundable in this case (since this is your responsibility to verify in advance).
4. You will respect shared spaces
You will:
- Set up only in the spaces your strata has approved
- Not block entrances, fire exits, parking, or pathways
- Not damage common property
- Clean up entirely after the event, including any temporary signage you installed
- Be considerate of neighbours who are not participating
5. You will give your strata advance notice
Even if you've already obtained permission, you agree to:
- Email your strata council the date, hours, and your unit number at least 1 week before the event
- Post a friendly notice in your building's common area (lobby bulletin board) at least 3 days before the event, letting other residents know to expect visitors
6. The five hard rules still apply
Everything in Section 2 of the Participant Agreement still applies, especially:
- Private property only, you may sell only in space your strata has approved, not in any actually-public space adjacent to the building
- No food sales, strata buildings often have additional health code considerations; food remains strictly prohibited
- No commercial / new goods, same rule
7. Yard Sale Walk's role
Yard Sale Walk is not responsible for:
- Verifying that your strata permission is valid
- Mediating disputes between you and your strata council
- Any consequences of inadequate strata permission
We trust you to verify your own permissions and follow your own strata's rules.
By checking the strata acknowledgment box at signup, you confirm:
- You have written permission from your strata council, OR your sale is fully within your unit and allowed by your strata bylaws
- You will follow Sections 3–6 above
- You understand that strata-related issues are your responsibility, not Yard Sale Walk's
